Terms and conditions

Reservation: Once a provisional booking has been agreed it will be held for 7 days and a Booking Form (“the Booking Form”) will be provided by us (“the Owner”) to the Customer (see paragraph 2 below). The booking is reserved once the completed Booking Form and Deposit (see paragraph 3 below) is received by the Owner. Confirmation will send to the Customer showing the dates reserved, deposit paid and details of how and when to pay the balance. The issue of the confirmation constitutes a contract which incorporates these Terms and Conditions.
Responsibility: The person signing the Booking Form (“the Customer”) must be at least 18 years of age and is responsible for the other people named on the Booking Form and agrees to have accepted these Terms and Conditions on their behalf. Payments: A non-refundable deposit of 25% of the rental cost (“the Deposit”) must be paid at the same time that the Booking Form is sent. If a booking is made within 8 weeks of the start of the rental period then the full rental cost and Security Deposit (see paragraph 4 below) shall be sent with the Booking Form. The balance of the rental cost is due 8 weeks before the start of the rental period and the Owner reserves the right to cancel the booking and retain the Deposit if the balance of the rental cost outstanding is not received 8 weeks before the commencement of the rental period. A refundable Security Deposit of £200 is payable with the balance of the rental cost.
Security Deposit: The Security Deposit is to cover the cost of damage to the property or its contents/excess cleaning/loss or non-return of keys. The amount of the Security Deposit does not limit the Customer’s liability and in the case of damage/ the need for excess cleaning the Customer is responsible for the full cost of replacement/repair/excess cleaning. The Owner will account to the Customer within 14 days of the last day of rental for such of the Security Deposit as is to be refunded.
Rental Period: Occupation of the apartment (“the Property”) is from 3.00pm on the day of arrival until 10.00 am on the day of departure.
Accommodation: The Property is reserved exclusively for the persons named in the Booking Form and no other persons are permitted to stay in the Property unless agreed in writing by the Owner prior to the commencement of the rental period. The Property sleeps 6 persons in 3 bedrooms and a higher rate of occupancy in not permitted. Under no circumstances are any animals allowed to be in the Property.
Cancellation: Deposits are non-refundable. In the event of cancellation or curtailment of your holiday this may be claimed through your travel insurance.
Changes to booking dates: At the Owner’s discretion the Owner will endeavour to facilitate any changes requested after the booking has been confirmed. Changes will incur a fee of £50 in addition to any additional payments that become due. The change will only become effective once the Owner has sent written confirmation of the change to the Customer. The Owner will only allow a change of rental period within the same season as that originally booked.
Complaints: Any complaint regarding the standard of cleanliness of the Property or of damage to or breakages in the Property at the start of the rental period must be notified to the Owner or the Owner’s representative in Mallorca within 24 hours of the start of the rental period. Complaints arising during the rental period must be notified to the owner or the Owner’s representative in Mallorca as soon as possible and if not resolved by the end of the rental period it must be notified to the Owner in writing by registered post within 14 days of the end of the rental period.
Liabilities: The Owner will not be liable to the Occupier for:
Any temporary defect or stoppage neither in supply of public services to the Property nor in respect to any equipment or appliance on the Property.
Any acts or omissions of third parties which may prevent or disrupt the Customer’s booking
Any injury loss or damage to the Customer or member of the Customer’s party or any visitor to the Property or swimming pool. Under no circumstances will the Owner’s liability exceed the total rental cost. 
Insurance: It is considered essential that the Customer and member’s of the Customer’s party have in place both at the time of booking and during the rental period adequate holiday travel insurance cover that includes cancellation/curtailment, medical costs, personal items, etc as these matters are the responsibility of the Customer and the Customer’s party.
Force Majeure: The Owner will not be liable where the contract is affected by Force Majeure. Force Majeure is any event that the Owner could not even with due care foresee or avoid. The include but are not limited to war, threat of war, acts of terrorism fire, natural disaster or any other circumstances beyond the Owners control.
Cleaning and Laundry: The apartment will be cleaned and prepared prior to the rental period and clean bed linen and towels are provided every week during the rental period as part of the weekly maid service. The Customer is responsible for ensuring that the Property is left in a clean and tidy condition at the end of the rental period. The Owner reserves the right to make an extra cleaning charge which will be deducted from the Security Deposit, if the Property is not left in a clean condition.
Severance: If any provision of the above Terms and Conditions is held by any competent authority to be invalid or unenforceable in whole or part the validity of the other provisions and the remainder of the provision in question shall not be affected.
